Clean and edge
We blow, scrub and edge the whole surface. Sealer only bonds to clean asphalt.
Fill the cracks
Hot rubberized filler goes into every crack wider than a quarter inch, so water stops getting under the slab.
Seal, twice
Two coats of commercial-grade sealer. Edges by brush, the field by squeegee or spray.
Barricade and cure
We tape it off. Walk on it in 4 hours, park on it in 24.

- Fading and grayingSun bleaches asphalt. Sealer brings back the black and blocks UV.

- PotholesThese get cut out and patched first. We do that too.
- Alligator crackingA web of cracks means the base failed. That section needs replacing.
- Sinking or standing waterThat's a grading problem, and sealer won't level it.
Sealcoat season in Albuquerque runs April through October. Sealer needs 50°F and rising with no rain for 24 hours. We book about two weeks out in summer.
